We would like to inform all the owners of Trinity Golden Era that we had a very fruitful, peaceful and amicable meeting with the representatives of the owners of TGE. The minutes of the meeting has been circulated to all of you.Here we would like to state that we confirm and adhere to the points mentioned in the minutes and will try to fulfill whatever we have agreed to in the mentioned time frame.

Thanks for giving your valuable time for the meeting today and Apologies for sending this email late. As discussed and agreed below are the Minutes of Meeting. Request you to please Acknowledge this and confirm your agreement and support on all of the below.

1) Association will be formed by 25-May-2017 and from 1-Jun-2017 onwards association will take over the Maintenance.

2) Suraj Condo will provide the Deed of Declaration for the Formal Handover to Association. ETA for the same is Oct 2017.

3) All Documentation for ex. Land Mother Deed, Building Plan, Building Blueprint etc needs to be provided by Suraj Condo. before the Formal Handover. ETA Oct 2017

4) As soon as Association is registered Suraj Condo will provide the NOC for the Common Area Electricity Meter Transfer. ETA before 31-May-2017

5) Suraj Condo will Provide the Legal document (Agreement) for the Borewell water usage between Golden Era and Bloom and both building would have 50% share on the Borewell water.

6) Suraj Condo will provide the Legal document (Agreement) for Common STP usage ownership between Trinity Sunrise, Bloom and Golden Era with (60, 30 & 10 %) respectively. And according to the % share each building needs to pay the maintenance amount for STP.

7) Suraj Condo needs to construct the Chamber for Golden Era and Bloom and install an Automatic Motor Pump for removing the water water from Chamber and Pumping to Shared STP (ETA When Bloom nearing completion)

8) For Interim period the Pump which is there inside the flat 003 needs to be shifted to the common area by Suraj Condo and would be used to remove the water from chamber to Shared STP/Drain. (ETA 31-May-2017)

9) A Battery needs to be installed in the Lift of Golden Era so that during the Power outage the Lift will stop in the nearest floor rather than stuck at same point. (ETA 31-May-2017)

10) North Side Land dispute needs to be cleared by Suraj Condo A temporary pillars with Iron wires needs to be installed for Interim Period. (31-May-2017)

11) Once the Land dispute is cleared Suraj Condo will construct the Compound wall in the North side (ETA Oct 2017)

12) Suraj Condo will handover the 3 Common Halls (Gym Room 1st Floor, Common Room 2nd Floor, and Common Room/Party Hall 3rd Floor) to the Association.

13) Whatever Flats Suraj Condo Holds in Golden Era, (003 & 311) for these two flats Maintenance amount and Sinking amount decided by the association needs to be Paid by Suraj Condo till the Flats are sold.

14) Suraj Condo needs to refund the Amount after the adjustment to the owners of the flat or to the association who have paid in advance for the whole year.

15) For the Month of April and May 2017 Owners needs to Pay Rs. 1500 to Suraj Condo as the Maintenance has been done by them and from Jun 2017 onwards to Association.
