TGEOWA - Voting Required for Repairing the Gym

This is to inform that we have got the following votes for Repairing Gym:-

YES- 12
NO- 14
NOT VOTED- 29
NOT APPLICABLE- 09

As majority of the votes are NO hence we are not moving ahead and repairing the Gym.

Dear All,

Many of our TGE residents (owners & tenants) are requesting us to repair the Gym and make it functional for their use. 

This was there in our initial list of action items. However we have put this off-priority because we had projects like installing UPS power backup, water level controller switch, replacing new terrace door, cloth hangers on terrace (for drying cloth), new garbage bins, new almirah for association office, initiating pest control in the building, replacing the common area lighting with LED bulbs, streamlining the maintenance staff support, employing a gardener on weekly basis, joining the Trinity society for main gate security and lighting, putting 70% of sinking fund in Fixed Deposit etc. 

Then the emergency expenses cropped up like replacing new sump motor, replacing new bore well motor, buying tanker water, rectify the electrical wiring, plumbing equipment where ever required etc. Happy to share that we have accomplished all the major projects and handled the emergency situations effectively. 

Repairing the Gym and to make it functional we have taken quote from a Gym servicing vendor. The quote is for Rs.18000/- for repairing the Tread Mill motor, overall servicing and repairing the other Gym equipment. We are now willing and proposing to repair the Gym. But we need your vote to do that. 

So requesting your vote "In favor/Yes" or "Against/No" on this proposition.

Based on your vote, we can proceed and complete this pending task as well. This will be indeed very good for the owners who have given their flats on rent and the owners who are staying there. So PLEASE vote by 24th Aug 2017.

    If all we are looking at is 18K, the 12 members (who have said "Yes" - and we can call this group "the gym-enthusiast" group for the lack of a better term) can all contribute and repair and start working out. It will still be lower than paying Gym Dues at a standard gym. Perhaps these 12 families/people should be given free access for 6 months- 1 year. After that they have to pay TGEOWA a standard fee (Land, electricity, wear-tear, etc have a monthly cost) that TGEOWA can negotiate with this Gym-enthusiast group. Also, when the 13th family comes in to start using the gym TGEOWA starts collecting money. Just something to think about. The reason why I am saying all this is it is important to keep the residents motivated within the community for the growth and well being of the community and having a functional gym also increases the property prices.

    1. Just to add to the last email, the monthly cost of gym is way more than we are talking about. One of the articles I got was here:

      In other words, if 12 households share 18K, that is 1.5K each household. And that implies that they can easily go to a functional gym for Rs 250 per month if TGEOWA gives them a 6 month free pass. Even then, Rs 250 / month is I think economical.

      And again Sorry for suggesting things that may or may not be defined in the bylaws but I am most interested in making it a win-win for everyone.

  2. Thanks, Shil.. for a point to poinder..!!!

    Having functional gym within the building adds to its value..
    but, not all 30+ families residing may want to use it.. hence, it will be continuing debate..

    It is practical, to form a GYM Community to handle expenses, maintenance & usage..!!!
    This way, association doesn't gets involved & expenses are shared by the users only..

    We have unthusiates within owners & tenants, hence, this initiative will be successful..
